Things To Do Before You Sell

Some problems most commonly uncovered during home inspections are listed below. Many times a spot check of these items prior to listing may save time, money and in some cases, a deal.

1. Estimates - Get estimates from a reliable repairperson on items that need to be replaced soon, such as a roof or worn carpeting, for example. In this way, buyers will have a better sense of how much these needed repairs will affect their costs.

2. Pre-Sale Inspection - Get a pre-sale home inspection so you'll be able to make repairs before buyers become concerned and cancel a contract.

3. Warranties - Gather together warranties and guarantees on the furnace, appliances, and other items that will remain with the house.

4. Disclosure - Fill out a disclosure form provided by your sales associate. Take the time to be sure that you don't forget problems, however minor, that might create liability for you after the sale.

5. Earth/Wood Contact - There shouldn't be any dirt, plants or vegetation that is within 6 inches of the house or any wood siding. This can be conducive to wood destroying organisms and pests. Regrading or concrete blocks should eliminate any earth/wood contact.

6. Leaky Plumbing - Be it leaking valves under sinks or a faucet, the situation leads to rotting floors and walls. In addition, poor wax seals on toilets are often found and have substantially decayed flooring materials.

7. Water Behind Walls - Missing caulk between tub and shower enclosures and surrounding walls leads to rot.

8. Gutters and Down Spouts - Many times water damage has been caused by poor gutters, down spouts and lack of a splash block. Usually, these problems can easily be remedied in a single afternoon.
